This exceptional 38.68-acre property represents one of the most unique real estate opportunities in Drayton Valley — a sprawling acreage sitting entirely within town limits, zoned Residential Acreage District (R-ACG). Whether you're envisioning a private dream estate, a hobby farm, or a longer-term development play, this property delivers options that are exceptionally rare in today's market. Currently operating as farmland, the property strikes an ideal balance between open, usable space and pockets of mature trees that provide natural privacy and character. A gravel road already runs through the property, offering practical access throughout. The sheer size — nearly 39 acres inside municipal boundaries — makes this one of the largest residential lots available within Drayton Valley's town limits. Despite its sense of seclusion, this property is anything but remote. Town amenities, shops, and services are close at hand, and utilities are readily accessible nearby. You get the breathing room of acreage living without sacrificing the conveniences of urban proximity — a combination that is increasingly hard to find. Zoned Residential Acreage (R-ACG), the district is designed to support low-density development on acreage lots, and the zoning framework offers a broad range of permitted and discretionary uses. Permitted uses include single detached dwellings, manufactured and modular homes, accessory buildings, agriculture, and home-based businesses. Discretionary uses — available with municipal approval — open the door to bed and breakfast operations, care facilities, artisan shops, kennels, and more, giving future owners meaningful flexibility to shape the property around their vision. Opportunities like this don't come along often. A nearly 39-acre parcel inside town limits, with existing road access, mixed terrain, agricultural heritage, and flexible acreage zoning is a genuine blank canvas. Whether your goal is to build your forever home surrounded by open skies and trees, or to position yourself for future residential development as Drayton Valley grows, this is a property worth serious consideration. Tomahawk Alberta Information

Tomahawk, Alberta is a hamlet in Alberta, Canada within Parkland County.[2] It is located on Highway 759, northeast of the Town of Drayton Valley. The hamlet is located in Census Division No. 11 and in the federal riding of Yellowhead. During the fall of 1902 lumberjacks Ed Martin, Chas. (Charles) Lindell, John Kelly, and John L. Croppley scouted along an old pack trail for land. They returned with reports of good land. In March 1903 the first European settlers arrived, traveling along the same trail. In July of the same year the first woman arrived. The original building for Tomahawk School was constructed in 1909.[3] In the 2021 Census of Population conducted by Statistics Canada, Tomahawk had a population of 113 living in 49 of its 59 total private dwellings, a change of 14.1% from its 2016 population of 99. With a land area of 1.53 km2 (0.59 sq mi), it had a population density of 73.9/km2 (191.3/sq mi) in 2021.[1] As a designated place in the 2016 Census of Population conducted by Statistics Canada, Tomahawk had a population of 62 living in 30 of its 33 total private dwellings, a change of -4.6% from its 2011 population of 65. With a land area of 0.29 km2 (0.11 sq mi), it had a population density of 213.8/km2 (553.7/sq mi) in 2016.[4] Tomahawk’s economy is largely agricultural, though it does profit from the oil and gas industry.[citation needed] Businesses within Tomahawk include a gas station, a general store, an agricultural dealership, a restaurant, a butcher, a liquor store, and a hotel with a bar.[citation needed] Just west of Tomahawk is a K-9 school named Tomahawk School. The school has a student population of 125 (as of 2012) and a teaching staff of 9 with 6 other support staff.[5] The school is also the location of a public library, that is part of the TracPac Library System. Specific information on Tomahawk School is available:[6] 53°23?46?N 114°45?48?W? / ?53.39611°N 114.76333°W? / 53.39611; -114.76333? (Tomahawk) Source: https://en.wikipedia.org/wiki/Tomahawk,_Alberta

Understanding Topsoil Depth in Alberta: Insights from AAFC SLC Version 3.2 Data

Topsoil depth is a critical factor for agricultural productivity, influencing water retention, nutrient availability, and root growth. The provided map of Alberta illustrates the topsoil depth in inches, highlighting significant regional variations. This analysis is based on data from the Agriculture and Agri-Food Canada (AAFC) Soil Landscapes of Canada (SLC) Version 3.2.

Key Observations

The topsoil depth in Western Alberta and the Rockies is generally shallow, ranging from 0 to 6 inches. This is due to the rugged terrain and erosional processes associated with mountainous regions. The shallow topsoil in these areas supports forests and natural vegetation rather than extensive agriculture.

Central Alberta, including areas around Edmonton and Red Deer, exhibits moderate to deep topsoil depths, generally between 8 to 14 inches. These depths are conducive to productive agriculture, supporting a variety of crops. The deeper topsoil in central regions contributes to higher agricultural yields and sustainable farming practices.

In Southern and Eastern Alberta, regions such as Calgary and areas towards the Saskatchewan border show variable topsoil depths ranging from 6 to 10 inches. While suitable for agriculture, these areas may require careful soil management to maintain productivity. Areas with shallower topsoil are more drought-resistant and may need irrigation and soil conservation practices.

Regional Analysis

The Rocky Mountain Influence is evident in the shallow topsoil of the Rocky Mountain foothills, resulting from the rocky and rugged terrain, limiting soil accumulation. These areas are more suited to forest growth and natural vegetation rather than intensive agriculture.

In contrast, the Prairie Conditions in central Alberta benefit from moderate to deep topsoil, which is ideal for crop production and supports Alberta’s agricultural economy. Maintaining topsoil depth through conservation practices is essential for sustaining long-term agrarian productivity in these areas.

Implications for Agriculture

Understanding topsoil depth is crucial for effective soil management practices, including crop selection, irrigation, and fertilization. Farmers can use this data to optimize their farming practices, choosing crops suited to the available topsoil depth and implementing appropriate soil conservation measures. Deeper topsoil improves water retention and nutrient availability, which is essential for healthy crop growth and high yields.

Conclusion

The topsoil depth map of Alberta reveals significant regional variations influenced by geographical features such as the Rocky Mountains and the fertile plains of central Alberta. Understanding these variations is crucial for optimizing agricultural practices and ensuring sustainable farming. By leveraging this data, farmers can improve crop yields, manage soil health, and enhance overall agrarian productivity in Alberta.
