EXCEPTIONAL INNER-CITY DEVELOPMENT OPPORTUNITY! An incredibly rare chance to acquire two adjoining, substantially cleared residential lots in one of Calgary's most desirable and established inner-city communities. Ideally positioned on a prominent corner directly across from a beautiful neighborhood park, 535 and 539 52 Avenue SW offer an impressive combined 100 feet of frontage by 120 feet of depth, providing approximately 12,000 square feet of prime residential land in sought-after Windsor Park. What truly distinguishes this property is its exceptional setting. With picturesque green space directly across the street, a desirable corner position, and two street frontages, this expansive parcel offers a unique combination of openness, accessibility, natural surroundings and outstanding residential appeal. The park-facing exposure creates an attractive opportunity to design distinctive homes in an established neighborhood. Both existing homes have already been professionally demolished, asbestos abatement has been completed, and substantial tree removal and site clearing have been undertaken. Significant upfront redevelopment preparation has already been completed, eliminating much of the demolition and hazardous-material abatement work typically associated with acquiring older inner-city properties. Currently designated R-CG (Residential – Grade-Oriented Infill), this impressive land assembly offers a substantial footprint for a variety of potential residential redevelopment concepts, subject to applicable municipal requirements and approvals. The generous combined frontage and corner positioning provide design flexibility that is difficult to replicate with conventional 25-foot or 50-foot inner-city parcels. Located in the heart of Windsor Park, the property is surrounded by established residences, attractive new infill homes and contemporary residential developments. Residents enjoy convenient access to CF Chinook Centre, Chinook LRT Station, Britannia's boutique shopping and restaurants, neighborhood schools, playgrounds and parks, along with excellent connections to Macleod Trail, Glenmore Trail, downtown Calgary and the Elbow River pathway network. Whether you're a builder looking to create premium park-facing residences, a developer seeking a substantial inner-city land assembly, or an investor looking to secure a strategically located property in an established Calgary neighborhood, this offering presents a compelling opportunity.

Bragg Creek Alberta Information

Bragg Creek is a hamlet in southern Alberta under the jurisdiction of Rocky View County in Division No. 6. _x000D_ Bragg Creek is located 30 km (19 mi) west of Calgary (via Highway 8 and Highway 22) at the confluence of the Elbow River and Bragg Creek north of the intersection of Highway 66 and Highway 22. _x000D_ Situated in the foothills of the Rocky Mountains, this charming hamlet is steeped in tradition and history. Just a 30-minute drive from Calgary, close to the junctions of Highways 8 and 22, it’s a community of outdoor enthusiasts, artists, ranchers, and local businesses. This eclectic mix of residents coexist in harmony with nature and are proud to call Bragg Creek home. It has been the location of several movies and TV series. _x000D_ Bragg Creek is popular for shopping, with its quaint shops, restaurants, and mountain scenery. _x000D_ The area is a popular spot for vacations and short day trips from Calgary. It is near the Rocky Mountains and Kananaskis Country. The Elbow River and the scenic Elbow Falls are a short distance away. _x000D_ There are many recreational areas in the area. These include Bragg Creek Provincial Park and the Canyon Creek Ice Cave, also known as the Bragg Creek Ice Cave. There are numerous hiking/biking trails, equestrian trails and picnic/camping areas. Downhill skiing used to be popular, although since the abandonment of the nearby downhill ski centre, Wintergeen, only cross country skiing facilities are available. In recent years the Greater Bragg Creek Trails Association has developed over 140 km (87 mi) of biking, hiking, snowshoeing, and horseback riding trails. _x000D_ Many summer camps, such as OLQP, Easter Seals Camp Horizon and Kamp Kiwanis are also near Bragg Creek. _x000D_ The powderface42, a marathon and half-marathon takes place in the vicinity every year. A mountain marathon is an event that combines the distance and endurance of a classical marathon with the challenging terrain of a mountain race. Unlike traditional mountain marathons in the UK, this event does not require participants to navigate through the course. Instead, the route is clearly marked and there are water stations along the way. It is similar to a traditional marathon running race in that respect. _x000D_ Bragg Creek is named after Albert Warren Bragg from Collingwood, Nova Scotia and his 14-year-old brother John Thomas who homesteaded in the area in 1894. The community was established between a forestry reserve, the Sarcee First Nations reserve and a Provincial Park. Ranching was the original primary economic generator in Bragg Creek. The economy diversified with the emergence of recreation in the 1920s. _x000D_ Lyon Mountain Ski Hill was a small resort located in Alberta, Canada. It opened in 1982 and was named after its builder, Bob Lyon. The resort featured four lifts and 11 runs, most of which were classified as easy or intermediate in difficulty. It was popular with families due to its close proximity to Calgary. In 2003, the resort was closed by its owner at the time, Resorts of the Canadian Rockies (RCR). This decision was made due to a combination of factors, including poor snow conditions, aging infrastructure, and a lack of potential for reinvestment. RCR continues to operate the adjacent Wintergreen Golf and Country Club. Over time, most of the ski lifts at Lyon Mountain Ski Hill have been removed and sold. RCR has proposed a large housing development for the area, including single-family homes, villas, and a hotel. _x000D_ Bragg Creek was featured in the feature films Storm (1987) and Killer Image (1992) both directed by David Winning, and also Betrayed (1988) directed by Costa-Gavras. During the 1990s, CBC aired the television program North of 60, which was mainly filmed in Bragg Creek. The town was the filming location for the BBC/Discovery Channel series Dinosapien (2007) and the 2009 CBC Television series Wild Roses, as well as portions of the movie FUBAR. _x000D_ In the late spring of 2013, Bragg Creek and areas surrounding the Elbow River were put on a flood watch and eventually voluntary evacuation when the river rose over 2 metres (6 ft 7 in), overflowing and eroding in some places. The majority of Bragg Creek buildings were damaged in this event, as were the majority of houses in nearby Redwood Meadows. The voluntary evacuation was not met with widespread co-operation, as many residents stayed to battle the flood by building makeshift dams. Bragg Creek has since recovered from the event. _x000D_ In the 2021 Census of Population conducted by Statistics Canada, Bragg Creek had a population of 432 living in 189 of its 213 total private dwellings, a change of 3.3% from its 2016 population of 418. With a land area of 1.55 km2 (0.60 sq mi), it had a population density of 278.7/km2 (721.9/sq mi) in 2021. _x000D_ The population of Bragg Creek according to the 2018 municipal census conducted by Rocky View County is 459. _x000D_ 50°57?05.7?N 114°33?34.2?W? / ?50.951583°N 114.559500°W? / 50.951583; -114.559500?
