Exceptional opportunity to acquire an established hydroponic greenhouse business and approximately 30 acres of land in a strategic location less than 25 minutes east of Calgary's city limits. The offering includes approximately 25,000 square feet of controlled-environment greenhouse production space, the operating business, land, and most equipment (subject to exclusions). Designed for efficient year-round production, the greenhouse facilities utilize advanced Argus environmental control systems and are currently operating at approximately 60–70% capacity, offering substantial opportunity for increased production and future growth. Current production includes a diverse range of crops such as basil, lettuces, kale, mint, microgreens, frisée, celery, and other specialty greens. The business benefits from established operations, proven growing systems, long-term wholesale vendor and customer relationships, experienced staff, and streamlined production processes. A team of four employees supports daily operations and facility maintenance, providing continuity and operational stability for a new owner. Surrounded on three sides by the Homesteads Area Structure Plan, this unique property offers both a thriving agricultural enterprise and a strategic landholding within one of the Calgary region’s expanding growth corridors. Well suited for owner-operators, agricultural investors, greenhouse producers, entrepreneurs, or graduates of agriculture, horticulture, and greenhouse management programs seeking to step directly into ownership, the operation provides an established foundation, scalable infrastructure, and significant room for future expansion.

Keoma Alberta Information

Keoma is a hamlet in southern Alberta under the jurisdiction of Rocky View County.[2] Keoma is located approximately 35 km (21 mi) northeast of Downtown Calgary, on Highway 566, 2.0 km (1.2 mi) east of Highway 9 and 19 km (12 mi) north of the Trans-Canada Highway. Keoma is an Indigenous name for “over there”, far away. The hamlet was settled in 1910 when the Canadian Pacific Railway (CPR) opened up land for irrigation. It is assumed that the CPR named the site, but this is not definitive. The post office was in operation from January 15, 1910, to June 27, 1986. In the 2021 Census of Population conducted by Statistics Canada, Keoma had a population of 95 living in 37 of its 40 total private dwellings, a change of 1.1% from its 2016 population of 94. With a land area of 0.24 km2 (0.093 sq mi), it had a population density of 395.8/km2 (1,025.2/sq mi) in 2021.[1] The population of Keoma according to the 2018 municipal census conducted by Rocky View County is 89,[3] an increase from its 2013 municipal census population count of 67.[4] As a designated place in the 2016 Census of Population conducted by Statistics Canada, Keoma had a population of 104 living in 38 of its 38 total private dwellings, a change of 19.5% from its 2011 population of 87. With a land area of 0.45 km2 (0.17 sq mi), it had a population density of 231.1/km2 (598.6/sq mi) in 2016.[5] Karamitsanis, Aphrodite (1992). Understanding Topsoil Depth in Alberta: Insights from AAFC SLC Version 3.2 Data

Topsoil depth is a critical factor for agricultural productivity, influencing water retention, nutrient availability, and root growth. The provided map of Alberta illustrates the topsoil depth in inches, highlighting significant regional variations. This analysis is based on data from the Agriculture and Agri-Food Canada (AAFC) Soil Landscapes of Canada (SLC) Version 3.2.

Key Observations

The topsoil depth in Western Alberta and the Rockies is generally shallow, ranging from 0 to 6 inches. This is due to the rugged terrain and erosional processes associated with mountainous regions. The shallow topsoil in these areas supports forests and natural vegetation rather than extensive agriculture.

Central Alberta, including areas around Edmonton and Red Deer, exhibits moderate to deep topsoil depths, generally between 8 to 14 inches. These depths are conducive to productive agriculture, supporting a variety of crops. The deeper topsoil in central regions contributes to higher agricultural yields and sustainable farming practices.

In Southern and Eastern Alberta, regions such as Calgary and areas towards the Saskatchewan border show variable topsoil depths ranging from 6 to 10 inches. While suitable for agriculture, these areas may require careful soil management to maintain productivity. Areas with shallower topsoil are more drought-resistant and may need irrigation and soil conservation practices.

Regional Analysis

The Rocky Mountain Influence is evident in the shallow topsoil of the Rocky Mountain foothills, resulting from the rocky and rugged terrain, limiting soil accumulation. These areas are more suited to forest growth and natural vegetation rather than intensive agriculture.

In contrast, the Prairie Conditions in central Alberta benefit from moderate to deep topsoil, which is ideal for crop production and supports Alberta’s agricultural economy. Maintaining topsoil depth through conservation practices is essential for sustaining long-term agrarian productivity in these areas.

Implications for Agriculture

Understanding topsoil depth is crucial for effective soil management practices, including crop selection, irrigation, and fertilization. Farmers can use this data to optimize their farming practices, choosing crops suited to the available topsoil depth and implementing appropriate soil conservation measures. Deeper topsoil improves water retention and nutrient availability, which is essential for healthy crop growth and high yields.

Conclusion

The topsoil depth map of Alberta reveals significant regional variations influenced by geographical features such as the Rocky Mountains and the fertile plains of central Alberta. Understanding these variations is crucial for optimizing agricultural practices and ensuring sustainable farming. By leveraging this data, farmers can improve crop yields, manage soil health, and enhance overall agrarian productivity in Alberta.
