***Sellers will install a NEW Pivot, prior to possession, for an adjusted price.*** If you’re looking to expand your existing farming operation or start a new agricultural venture, this exceptional 173.86-acre farm in Hays, Alberta offers an outstanding opportunity. Located in a welcoming small-town community with a great school, the property borders Crown Land and is just minutes from the Bow River. The farm features 128.66 irrigated acres with a pressure-fed irrigation system that keeps annual electricity costs extremely low. Currently seeded to oats and hay, the land is well suited for producing your own feed and supporting a productive mixed farming operation. An added advantage is the opportunity to apply to the Hays Grazing Association for the 2027 grazing season. The current allotment accommodates 85 cow/calf pairs or 109 yearling breeding heifers and includes access to an established breeding program, eliminating the expense of owning and maintaining bulls. With approximately 150 days of grazing, this allotment can significantly reduce grazing and breeding costs while enhancing the profitability of a cattle operation. Designed with livestock producers in mind, the property is fenced and cross-fenced, for rotational grazing. The property also features three dugouts, including one that services the home and yard. Yard irrigation operates entirely on pressure for added convenience and efficiency. The comfortable 3-bedroom, 2-bathroom home sits on a spacious 4-acre yard, perfect for families. Recent updates include a tin roof and furnace (2021), plus central air, central vacuum, and a Homes Eco-Water treatment system with reverse osmosis drinking water. A well-equipped 40’ x 60’ shop offers excellent space for equipment, storage, and maintenance, featuring a commercial wood-burning furnace capable of heating the entire building, plus in-floor heat in the workshop area. The barn includes two double tie stalls, two box stalls, a tack room, and a tack-up area. The corrals feature a combination of light panels, heavy-duty panels, and windbreaks, allowing them to be easily reconfigured to suit your operation. More details

Barnwell Alberta Information

Barnwell is a village in southern Alberta, Canada. It is located 10 km (6.2 mi) west of Taber and 43 km (27 mi) east of Lethbridge on Highway 3, in the Municipal District of Taber. In the late 19th century, a boxcar was located on a rail siding in what is now Barnwell. It was used as a telegraph office for local settlers and the railroad, and the area was named Woodpecker. In 1908, the area was renamed Bountiful to correspond to the local school district. A short while later, it was renamed to Barnwell because another community already had the name of Bountiful. The name Barnwell came from William Barnwell, a longtime employee of the Canadian Pacific Railway.[4] In the early 1900s migrating members of the Church of Jesus Christ of Latter-day Saints, colonized Barnwell as well as other Southern Alberta areas. “By 1911 Latter-day Saints had established eighteen new communities in southern Alberta, and 10,000 Saints, mostly farmers and their families, lived in the area of southwest Alberta alone.”[5][6][4] In the 2021 Census of Population conducted by Statistics Canada, the Village of Barnwell had a population of 978 living in 257 of its 264 total private dwellings, a change of 3.3% from its 2016 population of 947. With a land area of 1.5 km2 (0.58 sq mi), it had a population density of 652.0/km2 (1,688.7/sq mi) in 2021.[3] In the 2016 Census of Population conducted by Statistics Canada, the Village of Barnwell recorded a population of 947 living in 260 of its 266 total private dwellings, a 22.8% change from its 2011 population of 771. With a land area of 1.51 km2 (0.58 sq mi), it had a population density of 627.2/km2 (1,624.3/sq mi) in 2016.[7] The population of the Village of Barnwell according to its 2015 municipal census is 960, a 18.2% change from its 2011 municipal census population of 812.[8] Source: https://en.wikipedia.org/wiki/Barnwell,_Alberta

Understanding Topsoil Depth in Alberta: Insights from AAFC SLC Version 3.2 Data

Topsoil depth is a critical factor for agricultural productivity, influencing water retention, nutrient availability, and root growth. The provided map of Alberta illustrates the topsoil depth in inches, highlighting significant regional variations. This analysis is based on data from the Agriculture and Agri-Food Canada (AAFC) Soil Landscapes of Canada (SLC) Version 3.2.

Key Observations

The topsoil depth in Western Alberta and the Rockies is generally shallow, ranging from 0 to 6 inches. This is due to the rugged terrain and erosional processes associated with mountainous regions. The shallow topsoil in these areas supports forests and natural vegetation rather than extensive agriculture.

Central Alberta, including areas around Edmonton and Red Deer, exhibits moderate to deep topsoil depths, generally between 8 to 14 inches. These depths are conducive to productive agriculture, supporting a variety of crops. The deeper topsoil in central regions contributes to higher agricultural yields and sustainable farming practices.

In Southern and Eastern Alberta, regions such as Calgary and areas towards the Saskatchewan border show variable topsoil depths ranging from 6 to 10 inches. While suitable for agriculture, these areas may require careful soil management to maintain productivity. Areas with shallower topsoil are more drought-resistant and may need irrigation and soil conservation practices.

Regional Analysis

The Rocky Mountain Influence is evident in the shallow topsoil of the Rocky Mountain foothills, resulting from the rocky and rugged terrain, limiting soil accumulation. These areas are more suited to forest growth and natural vegetation rather than intensive agriculture.

In contrast, the Prairie Conditions in central Alberta benefit from moderate to deep topsoil, which is ideal for crop production and supports Alberta’s agricultural economy. Maintaining topsoil depth through conservation practices is essential for sustaining long-term agrarian productivity in these areas.

Implications for Agriculture

Understanding topsoil depth is crucial for effective soil management practices, including crop selection, irrigation, and fertilization. Farmers can use this data to optimize their farming practices, choosing crops suited to the available topsoil depth and implementing appropriate soil conservation measures. Deeper topsoil improves water retention and nutrient availability, which is essential for healthy crop growth and high yields.

Conclusion

The topsoil depth map of Alberta reveals significant regional variations influenced by geographical features such as the Rocky Mountains and the fertile plains of central Alberta. Understanding these variations is crucial for optimizing agricultural practices and ensuring sustainable farming. By leveraging this data, farmers can improve crop yields, manage soil health, and enhance overall agrarian productivity in Alberta.
