Set beside the quiet hamlet of Brosseau, this exceptional six-title land package totaling 801 acres offers a rare blend of productive agriculture, riverfront scenery, and long-term investment potential along the North Saskatchewan River. Approximately 300 acres are cultivated, generating solid rental income, with the balance in pasture that has been historically used for running cattle. The property is fully fenced and cross-fenced, well suited for mixed farming or livestock operations, and has generated consistent surface revenue of approximately $4,000 annually. One of the property’s standout features is its ~1.75 miles of river frontage, offering breathtaking valley views, privacy, and recreational appeal. The lower bench provides good access points, allowing vehicle access down to the river—ideal for livestock watering, recreation, or future development considerations. A water licence for irrigation is attached to the land, presenting opportunities for irrigation development or expansion, subject to applicable approvals. The land supports abundant wildlife, including white-tailed and mule deer, moose, elk, waterfowl, and upland birds, making it attractive to outdoor enthusiasts. The North Saskatchewan River is well known for walleye, northern pike, goldeye, and sauger, offering excellent fishing and adding further lifestyle and tourism appeal. An older farmstead remains on the property, complete with corrals, barns, workshop, and a large historic homestead heated by coal, with electricity, water well, and septic field already in place—providing a functional base for agricultural use, renovation, or future vision. Conveniently located with good access to nearby highways, the property sits within reasonable distance of Two Hills and St. Paul, offering services, supplies, and community amenities while maintaining the privacy and tranquility of river-valley living. Whether you’re seeking a productive agricultural operation, a strategic land holding, or a property with potential for recreational or tourism-based use, this large, diverse riverfront offering presents a rare opportunity in a highly desirable stretch of the North Saskatchewan River Valley. Myrnam Alberta Information

Myrnam is a village in east central Alberta, Canada. It is located approximately 200 kilometres (120 mi) east of the capital city, Edmonton, and about 35 kilometres (22 mi) east-south-east of the town of Two Hills. Its economic base is mixed farming, cattle farming, and grain farming. Myrnam’s post office opened in August 1908, and a small settlement formed around it. It was largely made up of Ukrainian immigrants, and named itself with the Ukrainian phrase meaning “peace to us.” The Canadian Pacific Railway established a siding and townsite in 1927, and named it after the original settlement. It was incorporated as a village on August 22, 1930. The former Myrnam Hospital is featured in a Heritage Minute, documenting the village’s contribution to the construction of a larger hospital to service Myrnam and area.[3] Myrnam is located 5 minutes south of the North Saskatchewan River, which provides both summer and winter recreational opportunities. It is on a flyway for Canada geese, snow geese, and sandhill cranes, providing opportunities for birdwatchers. There are two bird sanctuaries located near Myrnam, and Fort de L’Isle Historical Site is nearby. In the 2021 Census of Population conducted by Statistics Canada, the Village of Myrnam had a population of 257 living in 122 of its 161 total private dwellings, a change of -24.2% from its 2016 population of 339. With a land area of 2.75 km2 (1.06 sq mi), it had a population density of 93.5/km2 (242.0/sq mi) in 2021.[2] In the 2016 Census of Population conducted by Statistics Canada, the Village of Myrnam recorded a population of 339 living in 140 of its 177 total private dwellings, a change of -8.4% from its 2011 population of 370. With a land area of 2.79 km2 (1.08 sq mi), it had a population density of 121.5/km2 (314.7/sq mi) in 2016.[4] Located in Myrnam is New Myrnam School, with a K-12 student population of about 120, as of 2019. The school also educates children from the neighbouring communities of Derwent and Beauvallon. The school teams are named the Barons. Sports and activities include curling, volleyball, badminton, track and field, golf, cross country, and basketball.[5][6] The school also has a winter competition called Mukluk, usually held in February.[7] Source: https://en.wikipedia.org/wiki/Myrnam

Understanding Topsoil Depth in Alberta: Insights from AAFC SLC Version 3.2 Data

Topsoil depth is a critical factor for agricultural productivity, influencing water retention, nutrient availability, and root growth. The provided map of Alberta illustrates the topsoil depth in inches, highlighting significant regional variations. This analysis is based on data from the Agriculture and Agri-Food Canada (AAFC) Soil Landscapes of Canada (SLC) Version 3.2.

Key Observations

The topsoil depth in Western Alberta and the Rockies is generally shallow, ranging from 0 to 6 inches. This is due to the rugged terrain and erosional processes associated with mountainous regions. The shallow topsoil in these areas supports forests and natural vegetation rather than extensive agriculture.

Central Alberta, including areas around Edmonton and Red Deer, exhibits moderate to deep topsoil depths, generally between 8 to 14 inches. These depths are conducive to productive agriculture, supporting a variety of crops. The deeper topsoil in central regions contributes to higher agricultural yields and sustainable farming practices.

In Southern and Eastern Alberta, regions such as Calgary and areas towards the Saskatchewan border show variable topsoil depths ranging from 6 to 10 inches. While suitable for agriculture, these areas may require careful soil management to maintain productivity. Areas with shallower topsoil are more drought-resistant and may need irrigation and soil conservation practices.

Regional Analysis

The Rocky Mountain Influence is evident in the shallow topsoil of the Rocky Mountain foothills, resulting from the rocky and rugged terrain, limiting soil accumulation. These areas are more suited to forest growth and natural vegetation rather than intensive agriculture.

In contrast, the Prairie Conditions in central Alberta benefit from moderate to deep topsoil, which is ideal for crop production and supports Alberta’s agricultural economy. Maintaining topsoil depth through conservation practices is essential for sustaining long-term agrarian productivity in these areas.

Implications for Agriculture

Understanding topsoil depth is crucial for effective soil management practices, including crop selection, irrigation, and fertilization. Farmers can use this data to optimize their farming practices, choosing crops suited to the available topsoil depth and implementing appropriate soil conservation measures. Deeper topsoil improves water retention and nutrient availability, which is essential for healthy crop growth and high yields.

Conclusion

The topsoil depth map of Alberta reveals significant regional variations influenced by geographical features such as the Rocky Mountains and the fertile plains of central Alberta. Understanding these variations is crucial for optimizing agricultural practices and ensuring sustainable farming. By leveraging this data, farmers can improve crop yields, manage soil health, and enhance overall agrarian productivity in Alberta.
